This is a great feature. I know I've been after your sales and support to include this since our MLS rolled out this feature on their public site in January. This is an even better implementation than I expected!

@Jay: That IS helpful. We spent a very long time trying to make sure that our description matching algorithm can handle stuff like that, but we didn't do a good enough job trying to match where the "not" has some asterisks or other characters around it. In other words, we'll skip over stuff where it says "NOT a foreclosure," but we weren't properly handling it if it said "***NOT*** a foreclosure." We can definitely build that into our system though so that it fixes all of the existing listings that have descriptions like that and handles them properly in the future. Thanks for the tip.

Andrew - Good point. One of my own listings is currently being flagged as a short sale (because we put "not a short sale" in the description) even though it isn't.

That listing is <a href="http://idx.phoenixrealestateguy.com/link/4296/source/module#PropertyID=12926539&PerformSearch" rel="nofollow">here</a> if it helps.

Having businesses in my neighborhood that I could walk to was very important to me when selecting my home - kudos for appreciating that the home choice is sometimes about more than just property characteristics and price.

@Jay: Actually, before we officially launched the short sale / foreclosure feature, we did have the "exclude" option available. The problem though was that, even though our short sale / foreclosure description anayzer is over 99.5% accurate, we were concerned about the ramifications of excluding legitmate properties based on that parser. Knowing that, what are your thoughts on the issue?

I like it. The more ways to search the better.

For your next trick, PLEASE implement a way to EXCLUDE short sales and foreclosures. It's great that users can search for just these distressed properties, but many want to be able to leave them OUT of search results.

To be honest, this looks like fringe functionality to me that will be a value-add to very, very few visitors. It would be interesting to see if agents enable this capability. Would love to see search include counties and purchase vs rent criteria -- not very sexy, but far more useful.
